The proposed plan results from the tourist response of one of the sites of Salento which are most prone to seafaring life. The goal is to promote and diversify the supply which is often characterized by devaluation in  facilities.
The Project has been worked out after careful and detailed reflections concerning the landscape and environmental impact of the settlement of a new architectural work in a very prestigious area where the pinewood has been considered as an insurmountable site by suitability for building, as well as crucial feature for the quality of the area.

The proposed plan concerns the realization of a hotel facility in the sector No. 68 - Area C6 – of the  “Piano Regolatore Generale” (General City-planning scheme) of Ugento municipality. The area concerned is one lot of m2 76.000, typified as follows:

• Area C6, with maximum feasible volumes of 36.5000 m³
• Area E3, an agricultural area of environmental interest and safeguard
• Area E1, a productive agricultural area

This area is included in the S.I.C. (”Sito di Importanza Comunitaria” – Site of Community Importance) “Litorale di Ugento” (Coast of Ugento) which Puglia Region with  D.G.R. No. 3310 dated July 23rd 1996 proposed to the European Committee.

The sector No. 68 has been included in the P.P.A. in force in Ugento municipality, with 27.000 m3 volumes; further to the approval by the P.U.T.T./P., this sector legitimately is part of the “Territori Costruiti” (Built-up Areas), since it is included in a long-term implementation program with a lotting plan duly proposed before June 06, 1990. Therefore, according to the article 1.03 paragraph 5 of the  P.U.T.T., to the built-up areas it is not possible to apply the rules of the plan of Titolo II “Ambiti Territoriali Estesi” (Territorial Broad Extents) and Titolo III “Ambiti Territoriali Distinti” (Territorial Distinct Extents). Moreover, the articles 4.01, 4.03, 5.02 and 5.04, included in the Titoli IV and V of the same P.U.T.T., exclude the proposed plan both from the check of “Compatibilità Paesaggistica” (Landscape Compatibility) and from the “Autorizzazione Paesaggistica” (Landscape Authorization); whereas, in conformity with the article 4.02 of Titolo IV, it is asserted the “Studio di Impatto Paesaggistico” (Study of Landscape Impact).
